Altadena Rebuild – Modern European, Normandy-Inspired Farmhouse

Hi everyone, we’re Altadena homeowners beginning a like-for-like rebuild after the Eaton Fire and are looking for a licensed, experienced General Contractor to bid and build our project. We’re using a full architectural plan set and want a builder who can execute with strong project management, clear communication, and reliable scheduling.


Project Overview

* Scope Type: Like-for-like rebuild + detached ADU

* Main House: ~2,651 SF single-story residence

* Attached Garage: ~474 SF

* Detached ADU: ~830 SF (single-story)


We’re specifically looking for a GC who is:

* Licensed + insured (CSLB in good standing)

* Experienced with rebuilds and inspection-heavy jobs

* Strong on scheduling and supervision (not “hands-off”)

* Transparent with pricing (clear allowances, exclusions, and change order process)

* Detail-oriented (reads plans, asks questions early, avoids surprises)

* Good communicator (weekly updates, proactive about issues)

* Willing to use an AIA or AIA compliant contract.


Bid Requirements (What We Need From You)


Please include in your response:

1. Estimated total build cost + estimated duration

2. Payment schedule / milestone structure

3. Allowances list (flooring, tile, cabinets, countertops, fixtures, etc.)

4. Exclusions list (so we can compare apples-to-apples)

5. Your current availability to start and your active job load

6. Photos/summary of similar projects completed
